Notice of Security Interest. A notice registered against title indicating a security interest in a fixture (e.g. rented HVAC equipment). Bill 200 (2024) made consumer-goods NOSIs retroactively unenforceable in Ontario.
A NOSI (Notice of Security Interest) is a notice registered against a property's title that signals a third party has a security interest in a specific fixture, typically rented HVAC equipment or a water heater. The security interest itself is created when the consumer signs the rental contract; the NOSI just provides public notice. Under Ontario's Bill 200 (Homeowner Protection Act, 2024), consumer-goods NOSIs were deemed retroactively expired as of June 6, 2024. The underlying rental contract remains enforceable through other legal channels (PPSA registration against the person, credit reporting, civil claims) but the NOSI itself no longer attaches to the property.
