An annual percentage increase built into a long-term contract. HVAC rental contracts often include 3-7% annual escalation, doubling the payment over 15-20 years.
Payment escalation is a contract clause that increases the monthly payment by a fixed percentage each year, typically 3 to 7 percent. Compounded over a 15-25 year HVAC rental term, escalation can double or triple the original monthly payment. A $99/month rental with 5% annual escalation reaches $246/month by year 20. The TAP (Total Amount Payable) on the face page should reflect the escalated total but often does not, because some contract templates print the un-escalated number. Always verify the TAP against monthly_rental x term.
